What's included in a property brief?
Every brief includes parcel characteristics, valuation, the tax reassessment forecast, flood-zone status, ownership, and sales history — free for everyone. A subscription or per-brief purchase additionally unlocks the proprietary analysis: capital reserve projections, the risk register, jurisdictional cost & regulatory surface, and permit history.
How accurate is the analysis?
We're transparent about sources and confidence. Each section cites its inputs — parcel records, FEMA panels, permit feeds, Florida-adjusted lifespan benchmarks — and flags confidence tiers where a projection rests on thinner data. It's investment-grade intelligence, not a prediction or a guarantee; verify any specific finding through inspection before a transaction.
Do you cover properties outside Florida?
Not yet. Groundwork focuses on Florida, with a statewide cadastral baseline across all 67 counties and the deepest data in the Tampa and Orlando markets. We're honest about where coverage is thinner.
Do you offer team or institutional pricing?
